RENTAL HOUSING Assistance Programs

The Housing Authority of the Cherokee Nation offers two different Rental programs to meet the needs of Cherokee Nation Citizens. These programs are designed to assist low-income Native Americans with securing decent, safe, and sanitary housing within the Cherokee Nation Reservation.


RENTAL PROPERTIES

The Housing Authority of the Cherokee Nation owns and operates rental properties throughout the Cherokee Nation.

    PROGRAM GUIDELINES

     

    • Preference is given to Cherokee Tribal Citizens who are elderly, disabled, or handicapped, and to families where the head and spouse are working.
    • A household member must be a citizen of a federally recognized tribe.
    • No term limits are applicable as long as all program requirements continue to be met.
    • Maximum allowable family income is 80% of the US Median Family Income.
    • Security deposits are currently waived. Rent payments are calculated based upon 30% of the monthly adjusted total household income
    • A criminal background check is conducted.
    • Applications are processed according to the date and time of their submission. Incomplete applications will not be processed. Waiting lists are maintained.
    • Other eligibility requirements apply according to the Rental Properties Program Policy.

RENTAL ASSISTANCE PROGRAM

The Rental Assistance Program allows participants the flexibility to find and select their own rental unit within the Cherokee Nation, with a landlord who agrees to enter into a contract with HACN.

    PROGRAM GUIDELINES

     

    • Preference is given to Cherokee Tribal Citizens who are elderly, disabled, or handicapped, households with a disabled Cherokee dependent, and households where the head of household and/or spouse are working or full-time students.
    • A household member must be a citizen of a federally recognized tribe.
    • Maximum allowable family income is 80% of the US Median Family Income.
    • Assistance is limited to twenty-four months.
    • HACN pays a portion of the rent to the property owner, the tenant is responsible for the balance.
    • A criminal background check is conducted.
    • The tenant is responsible for all security and utility deposits.
    • A one-year lease must be entered into.
    • Other eligibility requirements apply according to the Rental Assistance Program Policy.

    Applicants must meet all eligibility and selection criteria, and they must comply with the unit's lease agreement and the Housing Authority of the Cherokee Nation's housing policies.

    Applications are accepted at all HACN offices. Once a family completes their application and it is approved, the family is responsible for finding their own housing unit. The unit must be inspected and approved by the HACN.

TSA-LA-GI Apartments

The Tsa-La-Gi Apartments is a 90-unit apartment community for seniors or disabled residents located in Sallisaw, OK. The property is comprised of eighty-eight 1-bedroom and two 2-bedroom units. The units are spacious with full-size appliances. The property pays all utilities and has laundry on-site.

Program Guidelines

  • Rent is income-based with rental assistance from U.S. Housing and Urban Development through a project-based Section 8 contract
  • Residents must be disabled, handicapped or at least 62 years old
